Office Hours:
A-List Vacation Rentals & Management is open Monday-Friday 9 AM to 4 PM.

If you have any medical, police, or fire emergencies please dial 911 before you call us.

We are available for emergencies after hours and can be reached by calling our regular office number 530-926-4800. Please leave a message if there is no answer. If it is an emergency we will call you back as soon as possible and send someone to your location if necessary. If you leave an after hours message do not state that you need immediate attention (an emergency) we will get back to you as soon as possible during business hours to help with your request. Due to the occasional inaudible voicemail, please call us a second time if we do not respond to you promptly in the event of an emergency.

Payments:
All reservations require a 50% payment to hold desired dates. The remaining balance must be paid in full 14 days prior to your arrival.

All reservations booked within 14 days of your stay require payment in full.

Payments can be made by phone or online with Visa, Mastercard, or Discover.

In the event you only make a partial payment whether online or by phone you will need to call our office to pay the remaining balance by the due date. If we haven’t heard from you within 48 hours of your due date we will automatically run the card on file.

Vacation Rental Damage Protection/Security Deposit:
A-List Vacation Rentals & Management offers two options to protect our homes from damage.

We offer *Vacation Rental Damage Protection. As a part of your stay, you may purchase a Vacation Rental Damage Protection insurance plan designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out. This is a $37 non-refundable fee. If purchased, the policy will pay a maximum benefit of $3,000. Any damages that exceed $3,000 or are not covered under the plan will be charged to the credit card on file. If, during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3,000. Certain terms and conditions apply.

The Vacation Rental Damage plan can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly A-List Vacation Rentals & Management any amount payable under the terms and conditions of the Vacation Rental Damage.

*In addition to other terms and conditions of your Vacation Rental Damage policy, please be aware that it does not cover excess cleaning or garbage left at the vacation home after your stay. By signing this agreement you authorize A-List Vacation Rentals & Management to charge the card on file for excess cleaning and excess garbage hauling. Excess garbage is considered more than what will reasonably fit into 2 exterior garbage cans per week.

We also offer the option to pay a security deposit at the time of payment which would then be reimbursed to you after you have vacated the property and the home has been inspected and found to be left in the condition it was in prior to your stay. The reimbursement takes 7-10 business days. Security deposit prices vary depending on the home you are staying in.

Check-In/Out Times:
Check in time is after 3:00 PM and check out is before 11:00 AM. Please honor these times so that our cleaning team can keep schedule and prepare the home for the next guest. We cannot accommodate check-ins/outs earlier/later than 1:00 PM. Please contact us 48 hours prior to arrival to arrange an early/late check-in/out. Early/late check-in/out are not available on holidays or holiday seasons. Even if we have approved an early or late check in/out it may be subject to change should another guest be arriving or departing on the same day as you.

Any unauthorized early arrivals or late departures will result in a fee of $20. Should we have guests arriving same day as an unauthorized late departure, the fee could be equivalent to a night's stay. Our schedules are based on arrival time of 3 pm and it is very disruptive to crews when guests arrive early unannounced or depart late. If you have reserved an early check-in or late check-out, below are the times for that option: Early check-in: 1:00 pm Late check-out: 1:00 pm.

Cancellation Policy:
Cancellations made 30 days prior to your stay will incur a $50 cancellation fee regardless of whether we can fill those dates or not.

Cancellations made within 30 days but prior to 14 days of your stay will incur a $50 PLUS one night's rental rate cancellation fee regardless of whether we can fill those dates or not.

Cancellations made 14 days prior to your stay will result in no refunds regardless of whether we can fill those dates or not.

Cancellations made for holiday bookings will result in no refunds regardless of whether we can fill those dates or not. If any part of your reservation is during a holiday no refunds will be granted.

There will be no refunds for cancellations, including but not limited to, results of poor snow conditions, severe weather, smoke, road closures, traffic delays, late arrivals, early departures, illness, injury, job changes, or mechanical breakdown.

Age Verification:
A-List Vacation Rentals & Management requires the primary renting guest and owner of the credit card used, to be at least 27 years of age to book. Additional verification may be requested prior to approving your reservation.

Maximum Occupancy:
By state law, occupancy may not exceed what is posted for each home. Maximum occupancy includes infants and children. Exceeding the number of occupants allowed in any one of our properties will result in eviction and forfeiture of any and all rental rates, fees, and deposits.

Notice of Need for Accommodations:
In our mountain communities most homes have steps and/or stairs and uneven grades. As such, the  homes are not ADA compliant. If your party has special needs, inform us when you make your reservation and A-List Vacation Rentals & Management will be glad to assist in any way possible to provide suitable accommodations.

Smoking Policy:
All A-List Vacation Rentals & Management Homes are smoke free. No smoking anything inside the homes, on the decks or in the garages, unless specific exterior areas are designated smoking areas in the home you choose. In the event we should find evidence of smoking on the premises, all necessary cleaning measures will be taken to restore the home to a smoke-free environment. This cleaning includes, but is not limited to carpet, upholstery, drapery cleaning at a minimum charge of $250. By booking with us, you authorize A-List Vacation Rentals & Management to charge the card we have on file and you will be notified within 72 hours of your departure. Please inform all members of your party and your guests.

Pet Policy:
All pets must be approved or the home will be considered to be pet free, and all terms and conditions will apply for a pet free vacation home.

Each unit has its own individual pet policy. When a unit is pet free, there are to be no pets inside the homes, in the garage, on the decks or porches or on the surrounding grounds. Subsequent guests may be affected by, or allergic to pet hair or dander. In the event we find evidence of pets on the premises, all necessary cleaning measures will be taken to restore the home to a pet free environment. This cleaning includes, but is not limited to carpet, upholstery, and drapery cleaning at a minimum charge of $250. By booking with us, you authorize A-List Vacation Rentals & Management to charge the card we have on file and you will be notified within 72 hours of your departure. Please inform all members of your party and your guests.

Even in pet friendly homes, pets are NOT allowed on the furniture or bedding, and guests must pick up after their pets. Any pets left unattended at the vacation home must be in a kennel. Should a pet have an accident in a vacation home, the guest is required to notify management so that it can be cleaned properly.

Events:
Any events such as weddings, or parties are prohibited at all vacation homes unless specific written permission is given prior to check-in.  Hosting an event or party without written permission is grounds for immediate eviction and forfeiting all rental rates and fees, and deposits.

Trailers/RV:
Trailers and other recreational vehicles are prohibited on the property unless specific written permission is given.

Wifi/Internet/Cable Use:
If the home has internet, cable, or satellite TV provided, it is provided as a convenience only and is not integral to the agreement. During winter snow if the home has a satellite and you lose signal you may have to sweep/brush off the satellite to regain the satellite signal. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to Internet service.

Spa/Steam Shower Use:
Should your vacation home have a spa or steam shower, guests are advised that it is dangerous and not advisable to use alcohol or any type of medication or drug in the spa or steam shower. The heat of the spa and steam shower may increase the effect of any substance and cause drowsiness. You should consult your doctor before sitting in the spa or using the steam shower if you are pregnant or have any health conditions.  

Guests are advised that no child under the age of 16 shall use the spa or steam shower without responsible adult supervision.

Snow Removal:
We will do our best to have access to the property cleared of snow for your arrival. We do not plow during your stay. If you stay with us during the winter months and snowy season please be prepared for winter conditions such as 4 wheel drive and/or chains. We also have a list of people you could try contacting to plow you out in heavy snowfall. 

Firewood/Propane:
Firewood and propane for gas barbecues or other outdoor features is provided by many owners as a convenience, however, there is no guarantee firewood will be available for your use during your stay. Firewood is available for purchase at Ray’s and Solano’s Hardware and propane is available for purchase at Rite Aid in Mount Shasta.

Air Conditioning/Heating:
We do our best to make sure all our homes are equipped with adequate heating and air. Should the property you are staying at have an air conditioning or heating unit please do not set the air conditioning below 75 degrees and heat above 78 and keep the fan setting on “Auto". Doors and windows must be kept closed when either heat or air conditioning is in use.

Conditions of Property:
A-List Vacation Rentals & Management and our property owners make every effort to keep our properties and its equipment in proper working order. In the event that any system or appliance becomes inoperable, notify A-List Vacation Rentals & Management immediately. We cannot guarantee heating and air conditioning, appliances, cable service, television or internet will work at all times. We will make every effort to repair any inoperable system or appliance as soon as possible. No refunds will be made for any inoperable systems or software, mechanical malfunctions or operator error.

Lost and Found:
A-List Vacation Rentals & Management and the owners of the properties are not responsible for any items left in the vacation homes. Please let us know if any items were lost or left behind and we will make every effort to locate any items left in any home. If we find your items, we will notify you to make arrangements to return them to you for our shipping and handling cost. We do not store items left behind for more than 30 days after your departure.

RISK OF LOSS AND INDEMNIFICATION
Guest agrees that all personal property, furnishings, personal affects and other items brought into the property, by Guest or their permitted guests and visitors, shall be at the sole risk of Guest with regard to any theft, damage, destruction or other loss. Guest hereby agrees to indemnify and hold harmless A-List Vacation Rentals & Management and their agents, owners, successors, employees and contractors for any and all costs, damages, liabilities, claims, legal fees and other actions for any damages, costs, attorney's fees incurred by Guest or their party for claims relating to destruction of property or injury to persons or loss of life sustained by Guest or family and visitors of Guest in or about the Property and, Guest expressly agrees to save and hold A-List Vacation Rentals & Management harmless in all such cases.

RESPONSIBILITIES OF GUESTS
A-List Vacation Rentals & Management requires that guests report all damage immediately. Fire and water damage will need immediate attention and evaluation to determine any additional health and safety risk. Guests must report any problem with the property to our office as soon as possible.

Firearms:
Only legally owned and permitted firearms shall be allowed on the premises according to State and local laws. We strongly recommend you leave all firearms at home.

Fireworks:
Guest agrees that Fireworks and other hazardous materials shall not be used in or around the property. Fireworks are illegal in our area.

Restricted Areas:
Guest agrees not to access the “owner's closet", even if unlocked, which may contain cleaning supplies and chemicals that could be hazardous to children and adults.

Keys/Garage door openers/Lock boxes:  
Guests agree to pay the cost for lost house keys, remotes, garage door openers and similar items. Upon departure, please double check to make sure all of these items are left where you found them. For homes with lock boxes, please put the key in the box flat, so the combination will stick. The cost to replace such items or open stuck lock boxes varies depending on system or home. The cost will be added to your card on file. The cost for lost garage door openers is $70, remotes $60, and house keys $10.   

Fire Extinguishers:
The property has a fire extinguisher installed near the kitchen area. The fire extinguisher was fully charged at last inspection. It is the duty of the guest to inform management immediately should the fire extinguisher become less than fully charged. Guest agrees to use the fire extinguisher only for true emergencies.

Fire Alarms:
The property has fire alarms installed and they are believed to function properly at the time of rental. Guest will notify management without delay if a fire alarm “chirps" or has a low battery condition.

Security:
Guest shall see to their own security while in the property by locking doors, windows, garage doors, etc.

Noise:
Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the property for any immoral, offensive or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the property. Guests hereby assume any and all risks associated with the foregoing and agrees to hold Management and Owner harmless from and indemnify management against the same.

Property Use:
Guest shall use the vacation home for residential purposes only and in a careful manner to prevent any damage or loss to the vacation home and keep the vacation home in clean and sanitary condition at all times.  Professional cleaning fees will be charged to the guest for spills and stains on the carpeting, bedding or furniture. Guest will be charged for all broken or damaged items outside of normal wear and tear. Garbage in excess of what will fit in the can(s) provided will be charged at $25 per bag for disposal..
